At 2ORMORE we have been successfully developing small developments of 2 or more for many years and have now decided to help everyday property owners come along the journey and maximise their land by subdividing and developing it. As one of Melbourne's leading residential developers, we manage the entire property development process and add value for you step by step from beginning to completion.
Our hands-on directors who are involved everyday in the property development process has set up systems and procedures to track every stages of the development process. Our eight-stage development management process ensure the best outcome is achieved and will significantly reduce your project’s risk and maximises its returns.

Our Step by step Real Estate Development Process
1. Feasibility Assessment
We meet you to learn everything about your property and goals for the property, so we can maximise the development potential of the land.
Whether you are developing to hold or sell, our directors and the consultants we work with has the experience and understands local government regulations to illustrate and calculate what is possible on your land.
Clients will be given a summary feasibility for their site with conservative assumptions and achievable end sale prices.
Our experienced architects or building designers will draft up massing diagram pushing the design envelope of what is possible according to planning regulations, and the balance to maximise yield on the site.
The draft concept with be amended with client's input as well as council's consultation and feedback.
Our experience and knowledge of state and local planning policy allows us to obtain permits quickly, and avoid long delays such as arbitration at VCAT saving substantial time & holding costs.
From our feasibility and concept, we will start the town planning process by appointing consultants required to produce the plans and reports for the formal town planning submission.
We will liaise with our team to respond quickly to council's RFI's.
We have managed many planning applications through local councils across Melbourne, this experience will enable us to push the design envelope and work with council's representatives to obtain planning permits under the best possible conditions for our clients.
4. Building Permit & Demo
Once we achieve town planning permit, we can launch straight into preparing the high detail “working drawings” required to obtain your Building Permit through the appointment of a building surveyor.
Our practical design approach delivers designs that not only maximise the space available, but are also economical to construct. We will appoint a demolition company and work together with them to obtain demolition permit from the council and eventually carry out the demolition.

5. Subdivision
There are 4 steps involved when subdividing a block of land:
1. Determining if the land can be subdivided. This involved reviewing Certificate Of Title to see if there are restrictions.
2. Engage a surveyor to obtain permits and draft proposed plan
3. Obtaining authority approval and council certification (SOC).
4. The final step is engaging a lawyer to register the plan of subdivision at the title office to create your new titles.
The process of dividing one large lot into two or more smaller lots, is separate to the town planning and building permits process.

6. Construction Quotation
There are a few things to consider when obtaining building quotes:
1. Provide clear and complete working drawings or plans.
2. Provide up-to-date soil report
3. Provide full engineering plans
4. Provide a completed House Energy Rating Report
5. Most importantly provide a detailed inclusions list, preferably with models and makes to ensure all builders are quoting for the same items.
2ORMORE will obtain fully detailed construction quotes that are aligned with your budget and timeframes. This is done through a tender process, with several builders competing for your business.

7. Construction
We will match our panel of preferred quality builders to the size of the project and client's budget.
Once the builder is appointed, we will engage the surveyor and obtain relevant insurances and documentation.
We also manage street services and utilities connections such as electricity, water, gas and telecommunication.
We will make sure that council's asset is protected and meet their permit requirements.
We will review and approve client's variations to make sure it's not covered in the build contract.
We will also support the builder throughout the construction period and carry out regular site inspections as required.
8. Sales & Marketing
Our sister company is a licensed agent and have successfully project marketed many residential and commercial projects totalling in excess of $1b.
We will work together with external agencies to develop and execute a detailed sales and marketing campaign to include:
- Production of project images
- Print brochure
- Street signage and hoarding
- Online real estate portal listings
Our goal is to maximise sales price for our client through careful planning and execution. Whether its through auction campaign or off-market channels etc.
